At Western Ecology our professional licenced bat ecologists have years of experience in the provision of bat visual surveys, also known as bat and barn owl surveys and preliminary visual assessments for bats and breeding birds.

Initial assessments from £199.

Bat survey costs will vary depending on how many buildings are involved and travel distance. As an indication of our bat survey costs we would charge £199 for an initial assessment of a simple site comprising a single barn/house in Devon and Cornwall, and £240 in Somerset – so give us a call for a competitive price. This would include your bat survey, written report and an assessment for barn owl and other bird species, all completed by a licensed bat ecologist. Provided no evidence of roosting bats are found this survey is normally sufficient for planning purposes.

Why do I need a bat visual survey?

It is likely, especially in rural areas, for planning authorities to request surveys for developments that have the potential to adversely impact buildings that may be used bat and barn owls.  This is typically the conversion of a barn or significant modifications to the roof of a larger building. If you are doing something simple such as adding roof insulation you can contact the Bat Conservation Trust on 0845 1300 228 for free advice on bats.

The planning authority will use a trigger list to decide if your project needs a bat survey or barn owl survey. This list may include:

  1. agricultural buildings (e.g. farmhouses, barns and outbuildings) of traditional brick or stone construction and/or with exposed wooden beams;
  2. buildings with weather boarding and/or hanging tiles that are within 200m of woodland and/or water;
  3. pre-1960 detached buildings and structures within 200m of woodland and/or water;
  4. pre-1914 buildings within 400m of woodland and/or water;
  5. pre-1914 buildings with gable ends or slate roofs, regardless of location;
  6. any building located within, or immediately adjacent to woodland &/ or immediately adjacent to water.

At Western Ecology we are well used to providing bat visual surveys, which involve a thorough search of the building for individual bats, or any signs that they may be present.

Following the survey we provide a comprehensive report to support your planning application. However, you need to be aware that further surveys, such as bat emergence surveys, are sometimes needed if signs are found that bats roost within a building. Again, we can provide these bat emergence surveys and ensure that the process runs smoothly.
